This case study follows a recent annual boiler service carried out on a Main 24 Heat ErP heat only boiler installed in a three bedroom terraced house on Elthorne Avenue, Hanwell.

The boiler was approximately nine years old and had been operating reliably, with the customer reporting no issues with heating or hot water. The only concern mentioned was an occasional rattling noise coming from the boiler casing.

The purpose of the visit was to carry out a complete annual service, investigate the reported noise, and ensure the appliance was ready for the coming autumn and winter months.

Initial Customer Discussion

Every boiler service begins with a conversation. After arriving at the property, the homeowner was consulted regarding the performance of the heating system.

The discussion covered whether they had experienced any problems with the heating, hot water, boiler pressure, unusual noises or fault codes since the previous service.

The customer confirmed that the boiler had been working well and there had been no issues with heating or hot water. Their only concern was an occasional rattling noise coming from the front casing of the boiler.

Although it was not affecting the operation of the appliance, they wanted it investigated while the service was being carried out. Understanding any concerns before beginning work helps ensure they are fully investigated during the inspection.

Visual Inspection

As part of the service, the external flue terminal was inspected.

The terminal was checked for signs of damage, corrosion or obstruction, and to ensure it remained securely fixed. The required clearances around the terminal were also confirmed to ensure combustion products could safely disperse away from the property.

No issues were identified during the inspection.

The external condensate discharge pipe was also inspected. Although the installation remained serviceable, it was noted that the external section would benefit from insulation to reduce the possibility of freezing during very cold weather.

Current best practice has also changed since this boiler was installed. Today, where practical, an external condensate pipe would normally be installed using 32mm pipework to further reduce the risk of freezing.

As the boiler was installed before this guidance changed, this was recorded simply as an advisory recommendation rather than a fault.

Identifying the Cause of the Rattle

During reassembly, the customer’s concern regarding the occasional rattling noise was investigated.

After inspecting the combustion case, it became apparent that after approximately nine years of heating and cooling cycles, the casing had become very slightly distorted.

This was not a safety issue. The distortion was only minor, but enough to occasionally create a vibration during operation.

The combustion case was carefully adjusted during refitting to ensure it seated correctly against the boiler. Once secured, the rattle was no longer present.

 

Recommissioning the Boiler

With servicing complete, the combustion case was refitted and all fixings were tightened correctly. The boiler was then recommissioned and allowed to operate normally.

The heating controls were tested to ensure they switched the appliance on and off correctly.

The flame supervision device was tested by safely isolating the gas supply to confirm the boiler shut down and locked out within the required time.

Final combustion readings were then repeated using the flue gas analyser to confirm the appliance continued to operate within the manufacturer’s specification following servicing.

Every operational test was completed successfully.

 

Customer Handover

Once all servicing and testing had been completed, the work carried out was explained to the customer.

They were advised that the boiler was found to be in very good condition for its age and that all safety checks had been successfully completed.

The slight rattling noise had been traced to minor distortion of the combustion case, which had been adjusted during reassembly. The customer was asked to monitor the boiler over the coming weeks and to get in touch if the noise returned, although the adjustment was expected to have resolved the issue.

Finally, the advisory regarding the external condensate pipe was explained, with a recommendation that if any future alterations were carried out, the external section should ideally be upgraded to 32mm pipework and insulated in accordance with current best practice.

Conclusion

This job is an excellent example of why annual boiler servicing is so important.

Although the customer had experienced no heating or hot water problems, the service confirmed that every major safety and operational check passed successfully while also identifying and resolving a minor issue before it developed into a larger problem.

The boiler’s electrical supply, gas supply, combustion performance, safety devices and internal components were all inspected and tested. Preventative maintenance was carried out where required, the condensate trap was cleaned, and the appliance was recommissioned following comprehensive testing.

Apart from a minor adjustment to the combustion case and an advisory regarding the external condensate pipe, the boiler was found to be in excellent condition for its age.

For the customer, the outcome was reassurance that their heating system was operating safely, efficiently and was fully prepared for the colder months ahead. It demonstrated exactly what an annual boiler service should achieve: not simply ticking a box, but thoroughly assessing the appliance, maintaining its performance and helping to prevent future breakdowns before they occur.
